The Practice

Design and construction, held to a single standard.

PRYM is a design-build general contractor — one studio responsible for a project from the first sketch to the last walkthrough. Nothing is lost in the handoff between architect, contractor, and trade, because there is no handoff.

We hold a small number of projects at a time, across commercial, retail, and private residential. The scope varies. The level of care does not.

Self-developed by PRYM into sixty sound-isolated studios via room-in-room construction, with full HVAC, electric, plumbing, and polished concrete. Today it operates as New York Studio Factory — a members' house for beauty, wellness, and production.

Nearly all of our work arrives by introduction — a former client, or someone who has seen what we made for a person they trust. It is the only referral that matters, and the standard we protect.

Founder

Twenty-five years. Entirely by referral.

Joseph Woolridge founded PRYM in 2000 — a Brooklyn-born artist trained at the Cooper Union who learned to build by building. In the decades since, he has delivered commercial buildouts, private residences, retail flagships, and full conversions across New York.

One conviction runs through all of it: a space should work harder — and read better — than the one it replaced. It is the same eye whether the project is a warehouse conversion, a retail flagship, or a family house.

PRYM has grown almost entirely by word of mouth, one satisfied client introducing the next. It is, quietly, the firm's proudest measure.
